Getting Started



Time Schedule                 

 

Step 1: Contact Us

  • We will be happy to work with you at any phase in your home building process. But we would like to work with you as early as possible, with no cost until formal plans are drawn up.

 Step 2: Educate Yourself

  • Look at timber frame and/or home magazines; cut out pictures and house plans you like.

  • Read timber frame books; research timber frame construction on the Internet, etc.

  • Contact us.

Step 3: Design

  • It is best to start early with us in your design phase in order to allow the greatest flexibility in your floor plans. We work along side your general contractor or home planner.

Step 4: Draw up Timber Frame Plans

  • We can work with your own architect or we will draw up the plans ourselves.

  • The cost to draw up your timber frame plans starts at $500, this amount is used toward the total price of the house.

Step 5: Engineering

  • You can use your own engineer or we have engineers who know timber frame construction.

Step 6: Cutting the Frame

  • Depending on your frame size and design, it usually takes 1 to 4 months to cut the frame.

Step 7: Frame Costs

  • Partial timber frames usually add an additional 15% to the overall cost of the home.  Full frames will usually add an additional 20-25% to the total cost of your home.

  • Depending on your frame size and design, the cost of the frame will be between $25 to $40 per sq. ft. The price varies depending on design complexity. Square foot price can be reduced by using larger spans between timbers or adding a second floor.

The following services are included with this price:

  • Ordering the timbers
  • Cutting and shaping the timbers
  • Finishing, sanding, and treating the timbers
  • Delivery of timbers
  • Raising the frame

Step 8: Finishing Your Home

  • You or your general contractor is now responsible to see that the rest of your home project is completed.

Step 9 Payment Schedule

  • We usually require 5 payments depending on size of project. First, a deposit to cover materials and initial labor, this deposit is paid at the time a contract is signed and before timbers are ordered. A payment when one-fourth of the cutting is completed at our shop. Another payment when 1/2 the cutting is completed at the shop.  Another payment when all cutting is completed at the shop.  And a  final payment after the frame is raised or delivered. Other payment schedules can be arranged.
